Silversmith Improvement New Air-Conditioning System

The evaporative coolers at Silversmith have been replaced with a new air-conditioning system, providing improved reliability and comfort.

These improvements may not always be noticeable day to day, but they play an important role in keeping our community safe, attractive, comfortable, and well maintained.

Payment Reminder

Quarterly HOA Assessment Reminder

Quarterly Assessment $1,110.00 Due October 1, 2026

This is a friendly reminder that the quarterly HOA assessment for this year is $1,110.00 per quarter. The next payment is due October 01.

Late Fee Notice

If the full payment has not been received by October 15, a 10% late fee will be assessed in accordance with Item 6.10 of the CC&Rs.

If you need to update your payment information, select HOA Assessment Payment under the Residents menu or use the button below.

Residents enrolled in Auto Pay can update their payment information through the same page. Residents who would like to enroll in Auto Pay may also do so there.

Guest Badge Deactivation & Registration

Annual Deactivation Date May 30 All active common-area badges, including guest badges
Board Policy Motion Registry No. 2026_1077 Adopted by the Board on April 16, 2026

Why Are Guest Badges Deactivated?

At the April 16, 2026, Board meeting, the Board adopted the Annual Badge Management Program as Board policy under Motion Registry No. 2026_1077.

The policy establishes May 30 as the annual deactivation date for all active common-area badges, including guest badges, without exception. It also establishes registration and reactivation procedures.

This is Board policy, not an Administration Office decision.
Guest Requirements

Guest Fees vs. Registration

The motion did not change badge fees. A single owner with one guest may not be charged a guest badge fee; however, the guest must still be registered.

Fees and registration are separate requirements.

Rule 4.12

Sanctioned Events

Visitors attending an approved Association-sanctioned event are not required to register, obtain a name badge, or pay the daily fee.

This is a specific event-related exception and is not a general exemption from guest registration.

Rule 5.0

Occupancy

Rule 5.0 states that anyone physically living on a Lot for more than 30 days in a calendar year is presumed to be an Occupant.

Guest registration helps Venture Out monitor compliance with this requirement and identify when the Occupant Procedure may apply.

The Occupant Procedure provides the process for registering and documenting individuals who meet the occupancy requirements.

No guest fee does not mean no registration.

Consistent registration helps Venture Out maintain accurate records, support enforcement of occupancy requirements, and keep residents and the Association in compliance with the Board-approved badge policy and Rules & Regulations.

What Should I Do If I See a Parking Violation?

I’m new and noticed that some residents don’t follow the community’s parking rules. What should I do if I see a parking violation?

Vinny’s Answer Leave the wranglin’ to Patrol

Well, partner, if you spot a parking violation, there’s no need to saddle up and handle it yourself. Please report the issue to the Administration Office.

Our Patrol Department will review the matter and, if a violation is confirmed, take appropriate action in accordance with VO’s governing documents.

Understanding Condominium Ownership

For Sale by Owners have an obligation to let buyers know that purchasing a condominium is not the same as owning a home in a typical residential area.

You’re right that condominium living is a different critter from owning a home in a typical residential neighborhood.

Most HOA communities are governed by the Arizona Planned Community Act, A.R.S. §§ 33-1801 through 33-1820.

Venture Out is governed by the Arizona Condominium Act, A.R.S. §§ 33-1201 through 33-1270.

Correction to the Fall Trash Pickup Schedule

It was previously posted that fall trash pickup would be reduced to twice a week. Trash pickup will remain three days a week beginning the first week of October.

Trash pickup will remain three days a week.

The three-day weekly schedule will begin the first week of October.
