Looks like there’s plenty happenin’ around Venture Out this month. We’ve been busy sprucin’ up the park, knockin’ out projects, answerin’ your questions, and keepin’ things rollin’ smoother than a wagon on fresh pavement. So grab yourself a cool drink, saddle up, and let’s take a look at what’s new around the neighborhood.

Office Notice

Administrative Office Closure

Please be advised that the Administrative Office will be closed on Friday, July 3, in observance of Independence Day.

The Patrol Department will maintain regular operations during the holiday.

We will resume normal business hours on the next scheduled business day.

We wish everyone a safe and happy 4th of July weekend!
Financial Documents

Financial Reports Update

We’ve updated our financial reporting process. Reports will now include an "unaudited" watermark rather than a "draft" watermark, clearly identifying the report status.

We are pleased to share the latest progress updates happening throughout Venture Out.

Kitchen Tile Repairs Completed at the Oasis

The tile repairs in the kitchen of the Oasis have been completed, creating a safer, cleaner, and more attractive workspace. This improvement enhances durability, reduces maintenance concerns, and provides a better environment for staff and visitors.

Sewing Room Painting Complete

Wonderful job, Mike & Bubba!

Painting in the sewing room is finished. The refreshed space will provide a brighter, cleaner, and more welcoming atmosphere.

Landscape Along the Outside Higley Wall Completed

The landscaping project along the outside Higley wall has been completed. This enhancement improves the overall appearance of the property, creates a more inviting environment, and contributes to a positive first impression for residents, guests, and visitors.

New Concrete Valley Gutters Poured Throughout the Park

New valley gutters have now been poured in designated areas. The project will be finished on Monday, June 29 in the morning. Thank you all for your patience.

The replacement of valley gutters will be an ongoing project for the next couple of years. Upgrading various areas each year will help facilitate improved water drainage.

Pool News

The East Pool north spa will be closed for a few days. However, the East Pool south spa is up and running with full heat.

The EPC east AC unit is down in the exercise area. The main motor in the overhead unit went out, and this will take some time to repair. Thank you in advance for your patience.

Palm Tree Trimming

Integrated Landscape Management (ILM) will be mobilizing equipment in preparation for the upcoming palm tree trimming project. Palm tree trimming is expected to begin after June 30 and last a couple of weeks, weather permitting.

Seal Coating

Seal coating is scheduled for July 17, July 20, July 22, and the final day on July 24. Residents are encouraged to reference the maps and guides that have been distributed throughout the park for detailed scheduling, parking instructions, and affected areas.

Manhole and Infrastructure Work

The contractor has started working on the designated manholes that were identified in the Dibble report as being critical to serious.

Please be aware of traffic flow, safety cones, residents, and workers. Please obey all signage and posted speeds.

Hey Vinny!

Q: While biking around the park, I've noticed more work golf carts and work vehicles. Some units have a work vehicle, golf work cart, another two vehicles. Do the units that have more than two vehicles pay extra?

A: Well now, that's some mighty fine observin'! Not every cart or truck you see belongs to the lot owner, and work vehicles play by a little different set of rules.

If you're lookin' to round up the details, hitch your saddle to the Venture Out Rules & Regulations, Section VI – Use of Common Elements or Property, Subsection 7.0 – Parking (page 24). That'll give you the details you're lookin' for.

Q: When are we going to see all of the DEAD stumps gone and replaced with new plants on the west side of our 900 block on Merlin as promised last year?????????

A: Whoa there, partner! I reckon those question marks were gallopin' faster than a herd of wild mustangs.

Here's the good news: those old stumps have ridden off into the sunset, and our landscaping crew is already busy fixin' up and bea-ut-ify that stretch of the park.
