Two Boards, one amazing community!

Venture Out is a community where the lots are owned by YOU, the homeowner. All lots are deeded to the individual owner and each lot owner owns a 1,749th interest in the common elements.

Venture Out is governed by a nine-member Condominium Board of Directors; three new members are elected each February by homeowners. The Condo Board sets policy and employs a General Manager to implement the policies set. The General Manager oversees this implementation, managing a dedicated team of about 50 employees, maintaining Venture Out’s status as a premier association.

Each March the Condominium Board of Directors convenes for a week for budget discussion and preparation. The annual budget is presented to the membership at a March Town Hall. The Board oversees a multi-million-dollar annual budget as well as reserve funds. Copies of the budget and the reserve study are available at the Administration Office. Association assessments are paid each quarter.

Unique to Venture Out’s governance structure is the nine-member Social Board, with three new members elected each March. This auxiliary board steers policies for the active clubs within the community and supervises their own annual budget that helps fund the many exciting activities in the park. The fundraising done by clubs helps support the varied activities in the park, without adding the cost to the Association assessments. Notably, the Social Board prioritizes inclusivity, ensuring that the needs of all clubs, regardless of size, are considered during budgetary deliberations. The Condo Board and the Social Board Treasurers discuss the Social Board budget and both Boards work together to ensure that Venture Out residents enjoy only the finest recreational opportunities. In addition, both Boards are assisted by many standing and ad-hoc committees. Ultimately, both the Condo Board and the Social Board collaborate to guarantee top-notch recreational opportunities.

HOA Condo Board

Venture Out has been successfully self managed.  Its nine member Condo Board sets the course of Venture Out and determines the policies to be implemented.  Each Spring three new members are elected to the Board, ensuring continuity and a transfer of knowledge to the new members.  Board members take on many tasks during their terms and help shape the vision and direction of Venture Out for the future.  Long Range Planning has been successfully implemented at Venture Out for the last ten years, resulting in a more modernized community, a brand new state of the art Community Center, a sophisticated gated entry system, new RV overnight spaces and a host of amenities and club facilities that are constantly being improved.  The care and attention to detail that Venture Out’s Condo Board applies to the governance of the Community can be seen reflected throughout the communities many other Boards, committees, clubs and organizations. Community, best describes Venture Out and our Condo Board represents the best of our Community.

Social Board

The Social Club was incorporated in 1977 when the original developer was still in control of Venture Out.  Lot owners in Venture Out desired an organization to establish recreational ventures in the community while the developer was closing out sales.  When the homeowners formally acquired total control of the Condo Board in January of 1980, the Social Club was seen as an excellent avenue for guiding the many organized recreational clubs that were emerging.  The Social Club has a nine member lot owner Board of Directors. The two Boards have very defined areas of responsibility.  The Condo Board focuses on community governance and operations.  The Social Club Board oversees the many recreational activities of the community

All residents of Venture Out are either active members (owners) or associate members (renters) of the Social Club.  The money generated each year through the residents support of the various club and recreational department fund raising events is used a number of ways.  The organized clubs submit annual budgets for both their fund raising events as well as for any new or replacement equipment which is paid for by the Social Club.  The furniture, fixtures and equipment in the common areas throughout the community are also paid for with these funds.

The Social Club has an annual election in March wherein three new directors are elected by the lot owners to a three year term.
