Hey Neighbors!

This old desert coyote has been making his rounds and spotted plenty happening around Venture Out this summer. In this edition, you’ll find updates on several community improvement projects, including work taking place around the Post Office and Billiards Room, along with palm tree trimming.

I’ve also got a reminder about the upcoming Condo Board Meeting and quarterly assessment changes starting July 01.

America 250: A Historic Milestone

Celebrating the 250th Birthday of the United States of America

On July 4, 2026, our nation will mark the 250th anniversary of American independence. This historic milestone honors the courage, vision, and enduring spirit that began with the signing of the Declaration of Independence in 1776.

This Semiquincentennial celebration invites every American, every community, and every generation to reflect on our shared history and look forward to the future we are building together.

Across the country, major events will commemorate this once-in-a-generation occasion, including national gatherings on the National Mall, celebrations at historic sites, and community festivals in all 50 states. These events highlight the strength of the American spirit and the diverse stories that have shaped our nation.

As we celebrate 250 years of freedom, innovation, and resilience, we honor the generations who came before us and recommit ourselves to the ideals that continue to guide our country: liberty, equality, and opportunity for all.

May this anniversary be a time of unity, gratitude, and pride as we look toward the next 250 years of American history.

Independence Day Holiday Schedule

In observance of Independence Day, Venture Out will maintain regular Security patrol operations. All other offices and departments will be closed on Friday, July 3, 2026.

Community Reminder

Pet Relief Areas & Summer Walking Option

Pet Relief Reminder

Residents are reminded to take pets to the designated pet relief areas and the dog park for bathroom breaks.

Landscaped boulevards, common-area plantings, and private property are not approved for pet relief.

Please be respectful of your neighbors and help keep our community clean and attractive by picking up after your pet and keeping pets in designated areas. Thank you for your cooperation and for being a responsible pet owner.

Morning Walker Relief During the Summer Heat

We are seeing many residents who enjoy walking around the community, but with the summer heat rising, outdoor walks have become more difficult.

Based on a resident suggestion, Venture Out will open the Ballroom as a morning walking option to help residents avoid the heat.

Beginning Monday, June 15, the Ballroom will be open for walking from 6:00 AM to 10:00 AM, Monday through Friday only.

HOA Assessment Payment Update

Quarterly Assessment Change Effective July 1, 2026

With the new assessment change taking effect on July 1, 2026, residents who use online payments will need to update their payment amount.

Your new quarterly HOA assessment payment will be $1,110.00 per quarter.

Community Projects

Summer Community Improvements

Summer is here, and with it comes construction season. We have several community improvement projects underway.

Seal Coating Project

Seal coating is going well so far. The next scheduled seal coating dates are June 15 and June 19. The project will then resume on July 17, July 20, July 22, with the final day scheduled for July 24.

Palm Tree Trimming

Annual palm tree trimming will begin after July 1. This project usually takes approximately five to six weeks to complete.

Lawn Bowling Turf Update

We have been lowering the turf height over the past few weeks. We are now scheduling the final leveling of this area. Stay tuned for updates.

Summer Weeds

Summer weeds are starting to appear around the property. If you are away from Arizona, please make sure your caretaker keeps weeds sprayed and pulled once they are dead.

The wildflowers have now completely browned and dropped their seeds. They can now be cut down and removed.

Asphalt Patching and Repair

Asphalt patching and repair is scheduled for June 16 through June 17. This work will include the Navajo Street replacement.

Valley Gutter Replacement

Some of the worst valley gutters have been scheduled for repair. Cement cutting will begin June 19, with tear-out and replacement scheduled for June 23.

These repairs are located in the Zero, One Hundred, Two Hundred, and Four Hundred blocks.

Post Office and Billiards Room Landscaping

Landscaping and drainage improvements are planned for the area in front of the Post Office, as well as around the Billiards Room, where some plant removal will take place.

The area to the right of the sidewalk as you approach the Post Office currently slopes toward the building and the double entry doors. This drainage issue needs to be corrected to help prevent future water-related problems.

Higley Road landscaping improvements

Higley Road Landscaping Update

The new rockwork along Higley Road is complete. We will now install a drip line for some of the trees that will be planted.

This fall, cactus planting will begin to complete the project. These improvements will make a noticeable difference along our street frontage.

Please, please post signs on Aztec Boulevard where the boulevard is planted stating, "No Pets Allowed on Planted Boulevard." It is now a common occurrence, not just for one resident, but for other owners and renters as well, to think the planted boulevard is part of the dog park. Traffic increases after dark when pictures do not work well. There are also more dog walkers allowing dogs to extend onto people's property "just checking it out – no harm – they've gone already." Unfortunately, that increases the chances of the next one going.

Answer: Well now, neighbor, I hear what you're saying.

Those planted boulevard areas weren't intended to be an extension of the dog park, and I can certainly understand why residents would be concerned when pets are wandering through landscaped areas or onto private property.

As this old desert coyote sees it, one pup sniffing around today can sometimes encourage the next one to do a little more than just "check things out" tomorrow.

Your suggestion about additional signage and reminders regarding the pet rules is a fair one, and I'll make sure that idea gets passed along to management for consideration.

In the meantime, a friendly reminder to all pet owners: please keep pets on designated walking areas and out of landscaped common areas and private lots. Being a good neighbor helps keep Venture Out looking its best for everyone.

Why are some properties missing their name and address signs? Aren't they required?

Answer:

This one's not much of a mystery—it's actually covered right in the Rules and Regulations.

Section V, 2.1.2, Signs states that a sign containing the Lot number must be placed on the Lot so that it is clearly visible to Patrol and emergency personnel.

So, the Lot number is required. However, the resident's name is not. Many folks choose to include their name on their sign, but that's entirely optional.

As the old desert coyote likes to say, emergency responders are looking for your Lot number, not your autograph!

Is there a place on the website to read the minutes of the Condo Board meetings or a recording?

Hey Neighbor! You bet there is.

If you're looking for Board meeting agendas and approved meeting minutes, just mosey on over to the Residents section in the main menu and click on Boards. From there, select the Board you're interested in, either Condo or Social.

Once you're on that Board's page, head down to the Resources section and click Meeting Agendas and Minutes. That's where you'll find the available agendas and meeting minute documents for that Board.

As for recordings, this old desert coyote isn't aware of any recordings being posted on the website at this time, but you'll find the official meeting documents there whenever they're available.
